The Energy Corridor is Houston's engineering and upstream-energy stronghold along I-10 West between Beltway 8 and the Grand Parkway, with roughly 26 million square feet of predominantly Class A office space. It remains an HQ magnet for the world's largest energy and engineering firms, and after a wave of 2023-2025 relocations (Baker Hughes, Fluor) it has led Houston in suburban Class A absorption. Recent activity favors newer, amenity-rich towers along Eldridge Parkway and Katy Freeway.

As of Q3 2025 the submarket's Class A average full-service asking rent is roughly $37 per SF, with trophy Eldridge and Katy Freeway towers pushing into the low-$40s. That is only slightly below Downtown Class A (about $38 per SF), so the historical deep-discount versus CBD has largely closed for the newest product.

Is Chevron in the Energy Corridor?+

No. Chevron's 2024 relocation of its corporate headquarters from San Ramon to Houston is landing in Downtown Houston (1400 Smith and 1500 Louisiana), not the Energy Corridor. The Energy Corridor's oil-major anchors are BP (Westlake), Shell (Woodcreek), and ConocoPhillips (925 N. Eldridge).

Didn't Fluor leave Houston?+

Fluor left its Sugar Land campus after roughly 40 years, but it did not leave the region — it moved about 1,600 employees into 308,186 SF at Granite Properties' Three Eldridge in the Energy Corridor in 2024 on a 12-year lease. The submarket has been a net winner from these relocations.

How tight is the submarket really — the Houston vacancy headlines look ugly.+

The citywide 27% headline masks a real bifurcation. Post-2015 Class A product in the Katy Freeway West / Energy Corridor is running much tighter — direct vacancy on that cohort is in the 9-12% range, and the submarket has posted positive absorption in recent quarters. Older Class B still carries the drag.

Who are the most active landlords to negotiate with here?+

Trammell Crow Company (Energy Center II-V), Granite Properties (Three Eldridge), Wolff Companies (Park Ten master developer), and Franklin Street Properties (Energy Tower I and Offices at Park 10, managed by Hines) are the names you will encounter on most sizeable Class A tours. Capital Commercial Investments has also been buying — they picked up Energy Crossing II in late 2024.
