Galleria / Uptown Commercial Real Estate

Uptown Houston, anchored by Post Oak Boulevard and The Galleria mall, is the city's dense trophy-office and luxury-retail concentration outside downtown. The submarket blends 1.2M-square-foot campuses like Central Park Post Oak (formerly Post Oak Central) and Four Oaks Place with mixed-use destinations like Williams Tower, The Post Oak Hotel, and BLVD Place. Flight-to-quality has kept trophy Class A buildings tight while older commodity product carries deeper concessions.

Frequently asked

What are current Class A office rents in the Galleria / Uptown submarket?+

Trophy Class A buildings in the Post Oak Boulevard core generally quote in the mid-$30s to high-$40s per SF on a full-service basis, while older Class A product further from the core sits closer to the high-$20s to mid-$30s. Concessions on non-trophy space remain meaningful in 2026.

Who owns Williams Tower now?+

Williams Companies (NYSE: WMB) bought Williams Tower from Invesco Real Estate for roughly $300 million in July 2026 and is occupying about 360,000 SF as its Houston headquarters. Hines developed the tower in the 1980s but sold it to Invesco back in 2013.

Is Post Oak Central still called Post Oak Central?+

The 17-acre campus was acquired by a Midway / Parkway / 3Edgewood joint venture in October 2023 and is being rebranded and redeveloped as Central Park Post Oak, with 1.2M SF of office plus expanded retail and green space. Groundbreaking was April 2025 and completion is targeted for fall 2026.

Are the big oil-and-gas names still headquartered in Uptown?+

Several are not. ConocoPhillips is headquartered in the Energy Corridor (925 N Eldridge Pkwy). Apache Corp vacated Post Oak Central at the end of 2024 for Briarlake Plaza in Westchase. Marathon Oil ceased to exist as an independent brand when ConocoPhillips closed its acquisition in November 2024. Uptown's current corporate mix leans more toward professional services, financial services, hospitality, and diversified energy players like Williams.

What retail and hospitality anchor the submarket?+

The Galleria — Texas's largest mall at roughly 2.4M SF — is owned by Simon Property Group and is midway through a multi-year renovation. BLVD Place (Whitestone REIT), Highland Village, and River Oaks District round out the luxury retail set, and The Post Oak Hotel by Fertitta is Houston's only Forbes Five-Star property.
